Landlords – Tips to Get an Apartment Rented

Landlords learn the importance when showing an apartment through it’s design, appearance and amenities  are extremely important factors needed to attract a good tenant or tenants.

  • HOW TO GET RENTED with GOOD TENANTS
  • Emotions,  Yes Emotions.. Get your apartment rented through DESIGN.

Kitchen & Bathrooms are the most important rooms a landlord shows to a prospective tenant.  The picture of the red kitchen below is probably and little extreme for most rental properties but my point is that both the kitchen and bathroom should be up to date and clean.  A landlord should, if possible accomplish what is call the WOW factor.  Wouldn’t you think that when a landlord was to show prospective tenants the kitchen pictured below the first response from them would be WOW! .. said with their eyes wide open.  Yes, now you have connected with their emotions.   Again, this is a unique picture but remember that an up to date and clean kitchen can also accomplish the WOW factor.  A landlord can also dress it up with some highlights such as a small flower arrangement in the right place or places.

When a landlord offers an apartment for rent that is furnished a landlord should always make sure the furniture is not shabby or outdated.  This is a great opportunity for an apartment to be staged. Done properly with the right design, furniture and accents throughout it could then get the WOW factor from prospective tenants. iStock_000012720001XSmall

  • Screening Process is Important!  Consider a three step screening process,
    1. First Contact
    2. Rental Application
    3. Credit & Background Check

The Vintage Desk – Mad Men Inspired

So I love the show Mad Men and have been suffering withdrawal symptoms since the last episode, and no hope for relief is in sight from what I read…the next season won’t be airing until January 2012!!

One of my main reasons for the love of this show is that it’s set in the 60s, and the style coordinators and set production are impeccable. You feel as if you’ve stepped back in ad industry time. Thus, I am inspired by my favorite show, Mad Men, in finding some unique desk accessories for my office.

The Mad Men office set…so cool. Check out the black phones and the Selectric typewriters.

But I love, love, love this 1961 Royal typewriter I found at Machines of Loving Grace.

Sleek Bruno Adjustable “C” arm Desk Lamp by Robert Abbey. $116.50

This whole office set up is gorgeous…Danish Teak desk. The chair doesn’t look comfy, but the lamp is precious! Inspiring ideas!

Although I couldn’t imagine this retro 60s TV chrome plated clock sitting on Don Draper’s desk, I just think it is so cute. Makes me smile. At Reeves of Bath.

Simplicity, and 60s style. Love this Soho Office Chair from British furniture manufacturers Morgan Furniture.

What’s a vintage desk without the perfect phone? A Western Electric 302, circa 1960, from NY Bell!

And since everyone drinks and smokes in the 60s office we must adorn the desk with a most unique ashtray. Love this beauty, finger folded ashtray, sure to be a conversation piece and paperclip holder. Candy? Or a Lipgloss holder? I don’t smoke but I want one anyway. I have a hundred uses!

Frank Sinatra Slept Here

I’m always searching for an interesting celebrity (alive or dead it seems) apartment for an article, and couldn’t resist presenting this find…The fascinating old penthouse on East 72nd Street in New York, formerly owned by Old Blue Eyes himself!  photo credits: Evan Sung for The New York Times

The apartment is being sold by Denton Cox, Sinatra’s former doctor. It was kept pretty much like Sinatra designed it, as you can see in the 60s style kitchen. It was being renovated by the owner, but was never finished.

The closet with original wall paper…still looks pretty good.

Looks like the entrance…

A 2000 square foot terrace on two levels  with a conservatory graces this penthouse. Needs a lot of work. I couldn’t find a price. Curious.
